South West Property Reports are based in Taunton and provide Energy Performance Certificates (EPCs) to property owners; estate, letting and commercial agents; solicitors; surveyors; architects; developers; and Public Bodies across Somerset, Devon and Dorset.  Our aim is a high quality, personal and professional service for all of our clients.  We also specialise in floor plans and Land Registry lease plans.

Does a Listed Building need an EPC or not?   Following a review the current MHCLG guidance for the sale or rental of domestic dwellings , Quidos – our Professional Accreditation Body –  have updated their guidance to energy assessors in relation to Listed Buildings.  This guidance has been produced in line with the current industry interpretation, including the sentiment of the PEPA members (Property Energy Professionals Association) and may be helpful to agents and property owners.  Click here to view : Listed-Buildings-Guidance-for-Energy-Assessors-v1.0

Does my property need a Commercial EPC or not?  This flow chart is a guide as to how to establish this when properties are being sold or let :     DCHI Guidance- – -When is a non-domestic EPC required ?NB.  If the Commercial EPC is for the purposes of a FIT /PV application the exemptions shown on this flowchart DO NOT APPLY.   See relevant Ofgem document for clear guidance on the subject of energy efficiency, EPCs and FIT applications.
As a guide, the price for a Commercial EPC varies according to the total internal area, number of floors and complexity of internal layout.

We aim to return Domestic EPCs the day after the property visit.

For Commercial EPCs the normal turnaround target is 2 working days after the site visit, but we can prioritise reports where they are required urgently for the completion of a sale or lease.
